VERSATILE LIVING SPACE - There`s more on offer here than you would initially fact, when our sellers purchased the house, the previous owner had the house planned out so that it could be used as a four bedroom property thanks to the added benefit of an additional room downstairs and a downstairs shower room. Don`t also be fooled in to to thinking that the house faces on to London Road as it is actually set back in a tree-lined road that just happens to run parallel..hence the address. It`s also a stones throw from St. Crispins and the new Floreat Schools.

The thing I love about the house is that it is so versatile. The amount of downstairs living space is fantastic and can be changed and adapted depending on your circumstances or family set up. As it stands, the sitting room runs through the middle of the house with the dining room positioned at the end.

The dining room forms part of an extension that was added some time ago but it has a vaulted ceiling so feels extremely light and bright thanks to the Velux window in the roof. The same applies in the kitchen where a large breakfast area has been formed, complimenting the already high quality kitchen which comprises integral double oven, electric hob and finished off with stone worktops.Behind the garage is the study which could be used as a fourth bedroom. There is a window on the side and then double doors out on to a private patio so makes an ideal guest room or even as a playroom for children!

The downstairs is finished off with another (yes...another) room which has been added on to the rear of the house by way of a conservatory. I have visited this property in all weathers and can safely say that it can be used the whole year round, mainly due to the fact that the central heating has been run in to the room for the winter and blinds installed in the roof for shade in the summer.

Upstairs there are three generous size bedrooms with the master bedroom spanning over 16 ft by over 10 ft and bedroom two features a large built in cupboard which is in the eaves. Bedroom three is also a very good size and can be used as a proper bedroom.

The garden is absolutely fact, when I first visited the house I was genuinely blown away by the outside space. Every millimeter is perfectly pruned and the borders and beds are stocked with an abundance of colorful flowers and shrubs. There are various seating areas around the garden, all positioned to make the most of the sun and the whole plot is extremely private.

Wokingham has undergone significant regeneration over the last couple of years and now offers a pleasant mix between a traditional market town coupled with more modern outlets which offer a whole array of eateries, bars, coffee shops and retail shops. The town, and this house in particular is within easy reach of the A329M and M4 and the train station offers links to Reading, Guildford, London Waterloo and Gatwick Airport
