139 ACRES (56.3 HA)

PRIVATE ESTATE AND LAKE IN PRIME BERKSHIRE

THE OPPORTUNITY

Aldermaston Park is a unique private estate in Berkshire extending to approx. 139 acres (56.3 ha). The Freehold in the Estate is offered to the market as a whole only. The Estate comprises a collection of historical buildings and purpose built offices, all in need of renovation, set in landscaped grounds overlooking a lake. There is extant planning permission for an additional c.74,000 sq ft of office space.

The Estate is located 6 miles from J12 of the M4 in the heart of West Berkshire. Aldermaston Park was originally part of the great royal hunting estate of Windsor and became the property of Sir Robert Archard in 1110 as a gift from King Henry I.

Whilst there has been a principal country house on the site for many centuries, Aldermaston Manor was built in the late 1840's following a fire which destroyed much of an earlier Jacobean manor. The House is Grade II* Listed and the surrounding grounds are designated Grade II Historic Park and Gardens. The Estate houses a collection of assets including Portland House, an award winning 85,000 sq ft purpose built HQ office with an outstanding lakeside setting.

The entire Estate extends to approximately 139.0 acres (56.3 ha) and so offers an unrivalled opportunity to acquire property in a central Berkshire setting.

PLANNING

The site has in the past supported commercial activities in the form of a hotel and conference centre and office accommodation, with the lawful use of the Manor House and Portland House being those uses respectively. We are advised that both buildings have the potential to be brought back into active use, under the previously stated planning uses, without the need for any planning permissions (although the Manor House may require associated Listed Building Consents).

The adopted planning policy in relation to the Site is set out in the National Planning Policy Framework (NPPF) (published March 2012) and the Development Plan for West Berkshire Council (WBC) which comprises the saved policies of the West Berkshire District Local Plan 1991-2006 (saved policies 2007), the adopted Core Strategy (2006-2026) and the adopted Housing Site Allocations Development Plan Document (adopted 2017).

Further information on the planning is available in the planning brief located in the data room. (Please contact the agents to register for access).

Aldermaston is located in central Berkshire benefiting from excellent road, rail and air links. The M4 and M3 motorways are located close by, and link to the A34 dual carriageway providing access to the centres of Reading, Newbury, Basingstoke and Oxford.

Aldermaston Station is 2 miles from Aldermaston Park and provides a regular train service to Reading and Newbury. High speed rail services are available from Newbury, Reading and Basingstoke to Central London. Heathrow Airport is accessible via the M4 motorway.
